Poland’s short-term rental market is entering a new phase. More investors are moving away from the single-apartment model, entrusting entire buildings and aparthotels to professional operators. They now expect not only high occupancy, but also comprehensive brand, sales and guest-experience management, along with long-term property value growth. TYZENHAUZ is one beneficiary of this shift. In June 2026, it surpassed PLN 220 million in capital under management and added BC29 aparthotel to its portfolio—a boutique property in the heart of Kraków’s Kazimierz district.

The acquisition of BC29 expanded TYZENHAUZ’s portfolio by 12 apartments and 50 beds, bringing the total to 162 apartments and over 724 beds. It also became the company’s 12th managed aparthotel and the second entire building taken over for management in 2026.

The transaction supports the consistent strategy of consolidating the market and developing the premium aparthotel segment. TYZENHAUZ continues to manage individual apartments, but comprehensive hotel properties now account for an increasing share of its business, enabling higher service standards, greater operational efficiency and a broader range of services for guests and investors in Kraków, Gdańsk and Wrocław.

TYZENHAUZ in figures

After 15 years in business, TYZENHAUZ is one of Kraków’s largest premium short-term rental operators.

As of end-June 2026, the company manages:

  • 162 apartments,

  • 12 aparthotels,

  • 8,489 sqm of space

  • over 724 beds,

  • investor capital exceeding PLN 220 million,

  • supported by a team of 40 specialists.

The scale of operations is also reflected in performance. Average annual occupancy across managed properties is 75%, while the average guest rating on TYZENHAUZ profiles on Booking.com remains 9.0/10.

In 2025, TYZENHAUZ served 21,128 guests and handled 8,209 group bookings. In the first half of 2026 alone, the company completed 4,583 group bookings for 12,204 guests, confirming its growing position in group and business tourism and international event services.

The past year was also an important stage in organisational development. In 2026, TYZENHAUZ launched the first edition of its Professional Internship Programme, aimed at educating future specialists in hospitality, property management and marketing.

BC29 is a revitalised 19th-century townhouse at 29 Bożego Ciała Street, in the heart of historic Kazimierz—a district long regarded as one of Kraków’s most attractive tourist and investment locations.

The building is directly adjacent to the 15th-century Corpus Christi Basilica and offers a natural alternative to the neighbouring four-star Tulip Residences Kraków hotel.

A comprehensive renovation completed in 2015 created a modern aparthotel while preserving the townhouse’s historic character. The building features 12 air-conditioned apartments with private balconies, a reception, restaurant, laundry, storage rooms and luggage storage.

Particular attention was paid to quality. The window and door joinery was custom-made in accordance with the conservation officer’s guidelines. The apartments feature wooden parquet floors, while original brickwork is exposed in the common areas, highlighting the property’s historic character. Guest comfort is enhanced by a modern, fast and quiet Otis lift.

The apartment balconies overlook the historic buildings of Bożego Ciała and Krakowska Streets, extending as far as St Catherine of Alexandria Church. The ground floor houses Fama restaurant, one of the most interesting destinations on Kraków’s culinary map, offering European cuisine with Asian influences.

BC29 was chosen for good reason. It is one of the best-prepared boutique aparthotels in Kazimierz. Market professionalisation strategy

For many years, TYZENHAUZ was primarily associated with large premium apartments in Kraków’s most prestigious locations. Today, the company increasingly takes over entire buildings, creating aparthotels with full hotel infrastructure, breakfast, reception, concierge services and the ability to accommodate large groups in one place.

This growth is no coincidence. Kraków remains one of Central Europe’s fastest-growing hotel markets. The planned further expansion of Kraków-Balice Airport and new premium hotel investments, such as Nobu Hotel in Salwator and Tribe Old Town on Worcella Street, confirm the growing demand for high-quality accommodation.

“We first encountered TYZENHAUZ at the beginning of our investment. The team advised us on the building’s ergonomics, functional layout and apartment equipment standards.
